Why speed matters
The U.S. Environmental Protection Agency advises drying wet materials within 24 to 48 hours to prevent mold growth. Water also spreads. It moves into subfloors, up drywall by wicking and behind baseboards, and the damage that shows is usually less than the damage that is there.
Restoration is the process of removing the water, drying the structure and cleaning what can be saved. It is separate from the plumbing repair that stopped the leak, though the two often happen on the same day.
Not all water is the same
The IICRC S500, an industry standard for professional water damage restoration, groups water by how contaminated it is. We cite it as a published standard and do not claim any certification through it.
| Category | Source examples | What it means |
|---|---|---|
| Category 1 | A broken supply line or an overflowing sink with clean water | Least hazardous, but it can worsen if it sits |
| Category 2 | Washing machine or dishwasher discharge, toilet overflow with urine only | Contains contaminants that can cause illness |
| Category 3 | Sewage backup, rising flood water | Highly contaminated, porous materials are usually removed |
How much damage is there?
The same standard also groups jobs by how much water the materials have absorbed, and that drives the drying plan.
| Class | Typical situation | Drying challenge |
|---|---|---|
| Class 1 | A small area with little absorption | Least evaporation load |
| Class 2 | A whole room of carpet and cushion, with water wicked up the walls | Larger area and more moisture in materials |
| Class 3 | Water from overhead soaking ceilings, walls and insulation | Greatest amount of water absorbed |
| Class 4 | Deep saturation in low-porosity materials such as hardwood, concrete or plaster | Slow drying that needs specialized methods |
What restoration involves
The work usually starts with water extraction, using pumps and vacuums to remove standing water. Materials that cannot be saved, such as soaked carpet padding and wet drywall, are removed. What is left is dried with air movers and dehumidifiers, and moisture readings are taken over several days to confirm that the structure has reached a normal moisture level.
Cleaning and sanitizing follow, especially for gray or black water. If walls, floors or finishes need to be rebuilt, that is a separate reconstruction step.
Fix the source first
Drying a room while the pipe is still leaking accomplishes nothing. If the cause is a burst supply line, see burst pipe repair. If it is a hidden leak, leak detection locates it. For sewage, sewer line repair and drain cleaning deal with the cause before cleanup starts. Plumbing calls use a separate line, which is listed on each of those pages.
What affects the cost
Restoration is priced by the size and severity of the loss. These are the main factors.
- The area affected and how far the water has spread
- The category of the water and whether materials must be removed
- The class of damage and the materials that are wet
- How many days of drying equipment and monitoring are needed
- Access, contents that must be moved and any hazards such as mold
Rentals in North Highlands
About half of the occupied homes in North Highlands were rented in the 2020 census. If you rent, tell the landlord or property manager in writing right away and include photos. The landlord's insurance generally covers the building, and renters insurance covers your belongings.
Document the date and time you noticed the water and when you reported it. That record helps everyone involved, and it helps you if damaged belongings are part of a claim.
Who does the work and what we cannot tell you
Restoration is carried out by independent local contractors, not by this website. Ask for the company name and license number before work starts, and check the license at cslb.ca.gov. In California, work above $1,000 in labor and materials generally needs a licensed contractor, and a written scope and price should come before the equipment is set up.
We are not able to tell you whether a particular room is safe to live in or whether mold in your home affects anyone's health. Those are questions for the restoration contractor's moisture readings and, for health concerns, a physician.
Questions about water damage restoration
The EPA advises drying wet materials within 24 to 48 hours to prevent mold growth. The sooner the water is removed, the less has to be replaced.
It varies with the amount of water, the materials and the conditions. Many jobs take several days of drying and moisture checks.
Sometimes. Clean water caught quickly may allow the carpet to be dried in place. Contaminated water usually means the padding, and often the carpet, must be removed.
It depends on the water source, the amount of damage and any hazards. Sewage or major flooding often means staying elsewhere until it is cleaned.
Often for sudden and accidental loss, but your policy decides. Report the loss promptly and keep your photos and receipts.
The source has to be stopped and repaired. Close the main valve, and see our plumbing pages for the repair. Restoration handles the drying and cleanup.
